Thank you for your inquiry regarding our services.  Over the past 22 years, Kitsap Property Management, Inc. has helped several hundred people with management of their rental homes.  There are many benefits and advantages of utilizing our full property management services.

 

Property Presentation

We list your vacant property with local realtors, the Chamber Of Commerce, and with both local Navy bases.  We also advertise in the Sun newspaper, online at www.rentals.com as well as our own website. Vacancies are expensive for both of us.  We make every effort to keep your vacancy to a minimum.  We are committed to having the shortest possible amount of vacancy in your home.  We work to minimize your rent loss by advertising daily until it is rented.

 

Tenant Screening

We lease only to qualified, responsible tenants. We utilize years of experience judging credit worthiness and several determining factors before we approve an application on your home.  We are so confident in our screening process; we will pay the first $1000 of eviction costs if we have to evict a tenant for non-payment of rent. 

 

We take the time with each new tenant to explain the benefits and responsibilities of leasing through our company. We provide you with the protection of using all the proper lease agreements, deposit forms, late notices and other legal documents.

 

Rent Collection

All rents are due on the first of the month and are considered late if received after the fifth of the month.  Tenants are contacted for the rent and late fees.  If there is no response within a reasonable length of time, eviction proceedings are initiated.

 

Our monthly management fee is payable when the rent payment is received.  It is automatically deducted from your account at the time the rent payment is posted.

  

Property Inspections

We maintain and update an inventory of the condition of items in your home and note their condition on every move in and move out.  We also perform drive-by exterior inspections and routine, announced interior inspections.  Exterior inspections are very important because a property that is well maintained on the outside is normally being taken care of on the inside as well.

 

Maintenance

We work with qualified, reasonably priced contractors who will get the job done right. All of the maintenance work is controlled and supervised.  We can also help avoid costly repairs through routine preventative maintenance inspections.  You may reserve the right to schedule and control all or part of the maintenance responsibilities, if you desire.

 

Accounting

We pride ourselves on our thorough, accurate record keeping.  Our computer system keeps complete records of every income and expense that affects your rental investment.  Monthly, you will receive a statement that provides you with a full, itemized record of all transactions.  In addition to the monthly statements, we also provide a complete summary at the end of the year and a 1099.  These show you each accounting transaction posted on your property during the year.  They have been specifically designed to simplify the year end tax preparation for you.

 

The staff at Kitsap Property Management, Inc. is committed to the management of single family and multi-plex type residential homes.  We do not list or sell property. Property management is our only business.  We do not aspire to be the biggest property management company in Kitsap County, but we constantly strive to be the best.
